MIA asked: I have a completely different background, but thinking about getting into the real estate business. I might have a chance to start by helping a top commercial real estate broker in the city, but I want to know what to expect. I can’t even find books about it in the bookstore. What is the best way to start and make at least some money to survive till you hit big? I can’t afford to wait several months to get the first deal. I understand you have to be naturally good with people, but is there any way you can learn to improve your skills to get things done? How different is it from the residential real estate? I have so many questions because I don’t know anything about it, so where do I find more information? How do I know if I should get into this business? I guess starting to learn from someone with great knowledge and experience will be a plus for me, but I want to know I will be good too.

psuskind asked: I am pre-approved for an FHA-loan. I heard that’s a mixed blessing because homes that are FHA-approved are hard to find. Is that true? Or can any home be approved for an FHA-loan? What is a good way to find a real estate agent who is experienced with FHA-loans?
Because VALoanguy mentions it: My loan won’t suffice for a house, so my purchase definitely will be a condo.

Hermione Granger asked: The owner of the Real Estate company i listed my home through recently began harassing my daughter. I signed a three month contract with her company, but I would like to pull my listing now. How can I do this without being in breach of contract? Would this qualify as a conflict of interest? My daughter has saved the emails she was sent as proof, she is filing a harassment claim against the woman.

generic asked: I want to buy this bank owned property that I found. This is my first time buying a home and never used a realtor before. The home is listed for more then I want to offer buy it for, so I want to offer a lower price. I know a realtor who is really aggressive and I think he could get me the house for what I want it for. But I think there will be a few offers on this home. So would it be better if I were to just use the agent who is representing the bank and put my offer in? Would he have more power to negotiate with the bank rather then an agent not representing the bank? I’m not too sure how it works when you use a real estate agent to purchase a home that they are not listing. I know they get a 50/50 split on the commission when the home is sold. I really don’t care who I use, I just want to be able to buy the home for the price and terms I want it for.

Scott asked: I’m currently in Chicago but we’re considering relocating to western Michigan. I’ve done a few flips in the past and I’m planning on getting back into real estate investing. With the economy the way it is, I will probably start by focusing on rental property (apartments and other multi-unit properties) for cash flow rather than flipping but would like to flip again when the economy allows for it.

Scarlett asked: My husband and I are buying a home, and we were just looking at our Good Faith Estimate from the bank. It lists $1440 as “real estate taxes” that must be paid “outside of closing”. We are closing on September 14th — does this mean we have to save up for that, too, to pay for the 2009 tax year? And does this money get paid to the bank or directly to the IRS? Any clarification on this issue would be greatly appreciated!

Jeanne B asked: I’m a real estate agent and I would like to hear from home buyers and sellers. I have two questions, and I would like only one answer for each question, although you may elaborate as much as you want on that one answer!
1. As a home buyer, what is the single most important service
you want/need from your agent?
2. As a home buyer, what is the single most important quality
you want/need your agent to have?
3. As a home seller, what is the single most important service
you want/need from your agent?
4. As a home seller, what is the single most important quality
you want/need your agent to have?
Please don’t state the obvious, like “I want my agent to find me the right home” or “I want my agent to sell my house fast.”
What I really want to know is what service and quality make you comfortable that the agent will find the right home for you and sell your home fast.
Thanks for your time!
