tax_question asked: I want to be able to access mlslistings, and be able to view the inside of the houses listed there w/o calling up a real estate agent. What do I need to do? If I become a real estate agent, can I register somewhere to access the full mlslistings? And am I legally allowed to go inside the houses listed there? My understanding is that the pros use hard money to fund their deals and if they dont sell the rent the property. After some analysis i realized that after rehabing the property and you decide to rent, 90% of the time the rental doesnt cover the mortagage. How long do you have to carry the negative loss assuming you have 10 properties at one time ?

However, there’s an agreement by the seller with a relocation real estate company, to buy the house from them if they can’t sell it after a period of time. We found out we made an offer that is lower than the relocation company. So are we working with the seller or the relocation company? And is this not worth it? Seems the relocation company did not incorporate the expected decline in home prices. It needs a lot of upgrades and needs some repairs too — the reason our offer was also agressive. Any thoughts? buf asked: Is this a good / bad time to buy a house? I know the prices are still dropping slowly, but how does the fall of Lehman Brothers, buyout of Merrill Lynch, direction in which AIG is headed affect the real estate market? Will it crash? We are still getting great deals on houses, but is there a possibility that suddenly the housing prices fall by 30% say if another large bank declares bankruptcy?

We are moving in November or even sooner and we are wanting to pay cash for a house. We are on a limited budget but I know how important a real estate agent is in our search for our perfect home. My question is, do we pay the agent separately from purchasing the house? Is the agent’s fees included in the price? Or what?
